What we document

Every visit is the same disciplined walk: room by room, top to bottom, on video — with timestamped photos and plain-language notes on anything worth your attention. This is the standard list we cover at every property. Add your own items any time — that recurring drip, the shutter that sticks — and they become part of your property's permanent walkthrough list.

Kitchen

  • Under the sinkmoisture, drips at the trap, water staining, supply lines
  • Faucet and sprayerflow, spray pattern, movement at the base
  • Dishwasherrun signs, door seal condition, leaks at the kick panel
  • Refrigerator and ice makercooling, water line area, gasket condition, drip pan
  • Range, oven, and hoodburners light/heat, hood light and fan, grease buildup
  • Microwaveheats, door latch, interior condition
  • Cabinets and drawersdoors align and close, hinges tight, shelf condition
  • Countertopsseams, caulk lines, chips, burns, staining
  • Disposalruns, unusual noise, leaks below

Living & Dining

  • Sofas and seatingcushion condition, frames, sleeper mechanisms if present
  • Tables and chairswobble, loose joints, surface damage
  • TV and remotespowers on, inputs work, every remote present with working batteries
  • Windows and slidersopen, close, lock, and seal; screen condition; salt haze
  • Blinds and window treatmentsoperate, slats intact, cords safe
  • Walls, ceilings, trimstaining, nail pops, scuffs beyond normal wear
  • Floorssoft spots, gaps, loose boards or tiles, grout lines, rug condition
  • Ceiling fans and lightingevery switch, every bulb, fan wobble
  • WiFiconnects and streams on our device during the visit

Bedrooms (each one, individually)

  • Beds and framesstable, headboards tight, slats intact
  • Bunk bedsladders solid, rails tight, every fastener
  • Mattresses and beddingstaining, wear, guest-ready condition
  • Closetsrods, shelving, hangers, door tracks
  • Windowsopen, close, lock, seal; screens; coverings operate
  • Furniture and lampsdrawers, knobs, switches, bulbs
  • Smoke detector present in or near every sleeping area (see Safety)

Bathrooms (each one, individually)

  • Under every vanitymoisture, drips, staining, supply lines and stops
  • Toiletsflush, refill, run-on, base seal, seat tightness
  • Tubs and showersdrainage speed, caulk and grout lines, water around the base
  • Shower doors and rodsglass condition, tracks, seals

Laundry

  • Behind and under both machinesmoisture, staining, pest signs
  • Shelving and doorscondition and operation

AC, Water Heater & Utility Areas

  • AC closet or air handlermoisture, drain-line condition, drip pan, musty odor
  • Filter conditiondocumented every visit, photographed
  • Thermostatresponds, cools/heats to setting
  • Hot waterreaches temperature at the tap
  • Water heaterage tag photographed, staining or corrosion at fittings, pan condition

Windows, Doors & Interior General

  • Every exterior doorlocks, latches, weatherstripping, threshold condition
  • Every window we can reachlocks, seals, fogging between panes, salt corrosion
  • Interior doorslatch, swing, stops present
  • Stairs and railingstight, stable, treads sound
  • Ceilings throughoutstaining that hints at moisture from above

Safety Items (documented every visit)

  • Smoke and CO detectorspresent, powered, test button response, dates photographed
  • Fire extinguisherpresent, charged gauge, accessible
  • Pool/balcony door alarms where fittedsounding and functional
  • Egress pathsclear, unblocked
  • Handrails and guardrailstight and stable

Exterior, Balconies & Grounds

  • Siding, stucco, and paintstaining, cracking, salt wear worth your attention
  • Roofline from ground levelvisible shingle or flashing issues, photographed with zoom

Pool & Hot Tub (where present)

  • Deck surfacecracks, settling, slip hazards worth attention

Garage & Storage

  • Water intrusion signsstaining at the slab edges, corrosion on stored items

Between-Guest Essentials
