How long does each visit take?

As long as it takes to do it right. Larger properties and the more thorough Coastal Watch visits naturally take longer, but we never rush — and we never linger. The goal is a complete record of your property, not a number on a stopwatch.

Do you go inside every room?

Accepted Answer

Yes. Every accessible room, plus closets, garages, and outdoor spaces. We don't access attics, crawlspaces, or roof spaces. We don't open electrical panels or test mechanical systems. But every space you can walk into during a normal home tour, we document.

What happens if you notice a problem during a visit?

We document what we see in the photos, video, and observation notes. You'll see exactly what we saw, and you can decide what (if anything) needs to happen. We don't make repair recommendations or call vendors on your behalf — that's your decision and your property manager's responsibility.

What if there's an emergency at my property?

If we observe something during a visit that looks urgent (active water leak, broken window, a door left standing open), we contact you immediately by phone. For Coastal Watch subscribers, we also contact your designated emergency contacts.

Can you call my property manager when you find something?

We work for you, so everything we capture goes to you first. Your records live in your owner dashboard, and you decide what to pass along — many owners simply forward the photos or video to their property manager. If we observe something that looks urgent during a visit, we contact you directly by phone.

What's included in Storm Documentation?

Accepted Answer

Storm Documentation activates when a named storm is forecast to affect your property area. We perform a pre-storm visit 24-72 hours before the storm to bring in loose outdoor items and document current property conditions. After the storm passes, we return within 48-72 hours (weather and access permitting) to document any damage. Photo and video evidence is in your dashboard within hours.

Storm Documentation is included for all Coastal Watch subscribers. Standard customers can add it for $299/year.

How many storm visits are included?

Accepted Answer

Unlimited during the named storm season (typically June through November). Whether there are zero named storms or six, your coverage is the same.

How am I billed — annual upfront or quarterly?

Both options available. Annual subscriptions can be paid in full upfront or split into four quarterly payments charged before each visit. Monthly subscriptions are charged monthly. You'll have full clarity about billing before each charge.

We serve multi-property owners regularly. Each property is a separate subscription. We can offer discounted rates for 3+ properties — contact us directly for multi-property pricing.

How is VacayVerify different from a home inspection?

We do something different. A home inspection is a one-time, formal service performed by a licensed inspector — usually before you buy a property. VacayVerify is ongoing visual documentation: we walk your property on a schedule, capture video and photos, write observation notes about anything that looks worth your attention, and put it all in your dashboard. We document; you decide what to do about anything we observe. Why not just have my property manager do this?

Property managers do important work, but there's an inherent positioning where they're inspecting their own performance. We're independent. We have no relationship with your property manager. We see what's there, not what they choose to share.

Home inspectors are professionals who provide condition assessments. They're excellent for pre-purchase evaluations or specific concerns. But they're not designed for ongoing oversight, they don't provide modern dashboard access, and they don't offer recurring documentation that builds a property condition timeline.

No. We are a property watch and documentation service, not a home inspection company. We are not licensed home inspectors and we are not authorized to perform home inspection services in Florida. Florida home inspector licensure is required for professionals who provide condition assessments and professional opinions about property systems. The service we provide is property watch and documentation — we capture and deliver the visual record, but we do not make professional condition determinations. If you need professional inspection services for purposes like pre-purchase evaluation or insurance disputes, we recommend contacting a Florida-licensed home inspector.

How do you access my property?

During signup, you'll provide access information — codes, key locations, alarm details. We treat this information with the highest security. Only assigned team members access your property information.

Do I need to be home for the visit?

No. Visits happen during scheduled windows when you authorize access. You don't need to be present.

What if my property is occupied during a scheduled visit?

We reschedule. We don't enter occupied properties without explicit owner authorization.

How far in advance do I need to schedule?

First visit happens within 2 weeks of signup. Subsequent visits — monthly or quarterly, whichever cadence you chose — are scheduled in advance based on your preferences.
