THE QUARTERLY VISIT

What happens during each visit

  1. 48 hours before

    You receive an email confirming the scheduled visit window. We review your property's prior visits, any items you've flagged, and any standing notes.

  2. Exterior documentation

    Your team member arrives during the scheduled window. The visit begins with a complete exterior walk: front, sides, rear, visible roofline, decks, outdoor spaces. Photos and video capture current state.

  3. Interior walkthrough

    Room-by-room documentation. Living areas, bedrooms, bathrooms, kitchen, laundry, garage, any accessible space. We document the property as a whole — we don't open electrical panels, climb into attics, or test mechanical systems.

  4. Verified observation notes

    Throughout the visit, our team takes notes on anything worth your attention — written in plain, everyday language. Examples: ‘cabinet door not closing flush,’ ‘water mark on ceiling near bathroom,’ ‘screen torn on east-facing window.’

  5. Property secured

    Before leaving, the team confirms all doors are locked, alarm is set if applicable, and property is secure. A departure photo is captured with timestamp.

  6. Your report

    Within 48 hours: video, photos, and observation notes are uploaded to your owner dashboard. You receive an email the moment your record is ready. Everything is timestamped, organized, and easy to navigate.

Where our work ends

We’re a documentation service, and that focus is the point. We capture everything in detail and put it in your hands — so you, and whoever you trust to act (your property manager, your own contractor), have exactly what you need. Staying in that lane is what keeps us independent: we don’t make structural or code-compliance calls, test home systems like HVAC, electrical, plumbing, or roofing, or tell you what to repair — and we don’t handle property management, cleaning, scheduling, or file insurance claims for you. HURRICANE SEASON COVERAGE

Storm Protocol: coverage from June through November.

Hurricane season runs June through November. For Coastal Protection subscribers, Storm Protocol is automatically included. Standard customers can add it for $299/year.

  1. Pre-storm visit

    Performed 24-72 hours before a named storm. We secure outdoor items, document current property condition, and capture photo and video evidence — so you have a clear baseline before the weather hits.

  2. Post-storm visit

    Performed within 48-72 hours after the storm passes (weather and access permitting). Damage documentation, photo evidence, and immediate notification of visible issues so you can act on insurance and repairs without waiting for a flight in.

  3. Storm season communications

    Throughout hurricane season, proactive updates about weather threats to your property area. We notify you before storms approach and after they pass — the kind of update a local would give a friend.
