PROPERTY WATCH

A standing watch on your vacation rental.

A property watch is the core of what VacayVerify does: scheduled, independent visits to your vacation rental, each one fully documented on video and in photos, with plain-language observation notes — all delivered to your owner dashboard. It's a dependable set of eyes on a place you can't be at, on a cadence you control.

We document. You see everything. There's no curated subset and no story to manage — just an honest, comprehensive record of your property as it actually was the day we visited.

WHAT’S INCLUDED

Every visit, the whole picture.

A property watch isn't a quick drive-by. Each scheduled visit produces a complete, dated record you can open from anywhere — and compare quarter to quarter.

  • A full video walkthrough

Room by room and around the exterior, on video — the place as it actually is the day we visit, not a highlight reel. You see what someone standing in the property would see.

  • Photos of what matters

Clear, close photos of anything worth your attention, with enough context that you know exactly where in the property you're looking.

  • Plain-language observation notes

What we observed, written in normal words — never a verdict, never a diagnosis. An honest account of the visit so you can decide what to do next.

  • Your owner dashboard

Everything lands in one place, dated and kept, so you can look any time, compare visits, and have a before-and-after record on hand if a storm or insurance question ever comes up.

  • A cadence you control

Quarterly suits most owners; properties with heavy exposure or turnover step up to a closer schedule. You set the rhythm and we keep to it.

  • True independence

No contract with your property manager, no referral kickbacks, no booking to protect. We answer only to you — so the documentation you see is simply what was there.

WHY IT MATTERS

Occupancy and condition are two different stories.

A full calendar and good reviews tell you your place is selling. They tell you nothing about the AC closet, the exterior caulk, or the slow stuff building up between guests. The most expensive surprises in a vacation rental rarely start expensive — they start as a fifteen-minute note that no one was there to make. A standing property watch exists to turn that silence into something you can see, early and cheaply, instead of late and expensively.

Consider who is actually looking at your property today. Your manager works for the booking. Turnover cleaners work for the manager, on a tight clock. On-call maintenance only shows up after something has already failed. Each of them is doing their job — but none of their jobs is to look carefully at your property's condition and show you everything, on your behalf. That gap is exactly what an independent watch fills.

The whole service is built around one test: could you, sitting at your kitchen table a thousand miles away, see your property clearly enough to make a decision? With a property watch, the answer is yes — every visit, on the record, in your hands.

COMMON QUESTIONS
  • How often do you visit?

As often as you choose. Most owners pick quarterly; properties with heavy salt exposure or near-constant turnover step up to a closer cadence. Each visit is fully documented in your dashboard, so the schedule you set is the schedule that's on the record.

  • Will I see everything from each visit, or a selected version?

Everything. There's no curated subset. The video, photos, and observation notes are delivered to your dashboard exactly as captured — the documentation you see is the documentation we made.

  • Is a property watch a home inspection?

No. VacayVerify is a property-watch and visual-documentation service, not a home inspection service under Florida law. We capture a comprehensive photo and video record and write plain-language observation notes about what we observed — we don't render verdicts about the property. Our disclaimer page explains the distinction.
